Our residential services

Renovating a room, finishing a basement or adding a storey: here are the projects we do most often.

Kitchen renovation

Full or partial modernization: demolition, plumbing and electrical entrusted to qualified master tradespeople, cabinets, countertops and finishes. The steps are planned to reduce the time you spend without a kitchen.

  • Demolition
  • Plumbing and electrical
  • Finishes

Bathroom

Rebuilding the shower, the bath and the wall and floor coverings, with special attention to waterproofing behind the tile and to room ventilation.

Basement finishing

A basement turned into complete living space: insulation, partitions, ceilings, floors and finishes. We first check for moisture and the condition of the foundation, so we do not hide a problem behind the drywall.

  • Insulation
  • Partitions
  • Moisture control

Exterior renovation

Siding, doors, windows and facades: we redo your home's envelope so it protects better against water and cold.

  • Siding
  • Doors and windows
  • Facade

Extension

A side or rear extension, an attached garage: the engineer checks the existing foundation and structure, then we build the extension, from excavation to interior finishes.

  • Feasibility
  • Foundation
  • Finishes

Added storey

Gain a full storey without changing neighbourhoods. A structural engineer assesses the existing structure and designs the required reinforcement; we then coordinate the framing, roofing, envelope and finishes.

Energy efficiency

High-performance insulation, airtightness and the right windows: choices made at the planning stage to lower your heating and cooling costs over the long term.

Which project for your home?

The scope of the project determines the studies, the permits and how long the work takes. Here are the three main scenarios.

  • Targeted project

    Renovating a room

Kitchen, bathroom or basement: the work stays inside the house. Depending on the municipality, a permit may be required; the work is generally measured in weeks.

  • Major project

    Extending the house

An extension changes the building's footprint: siting, setbacks and zoning are checked, and the foundation of the new section is designed for the soil.

  • Structural project

    Adding a storey

The existing structure and foundation must carry the new load: a structural engineer's opinion is essential, and it is often better to move out during certain phases.

Frequently asked questions

Do you need a permit to renovate or build an extension?

Yes for an extension or an added storey, and often for a major renovation. Each municipality (Montreal and its boroughs, Laval, Longueuil, etc.) has its own rules: maximum height, setbacks, zoning. We coordinate the application with you and provide the technical documents required.

What protection does an RBQ licence offer if a renovation goes wrong?

Every RBQ licence comes with a security bond. For a general contractor, it is $40,000 and can compensate a client for a deposit paid on work that was not done, work that was not finished or defects found within 12 months after the work was completed. To make a claim, the contract must show the company's name and licence number. New homes fall instead under the Guarantee Plan for New Residential Buildings. Source: Régie du bâtiment du Québec.

How long does the work take?

As a guide, a kitchen or bathroom renovation generally takes 4 to 8 weeks, and an extension or added storey 4 to 6 months, including design and permits. The exact schedule for your project is set out in the quote.

Why build an extension instead of moving?

An extension lets you keep your neighbourhood, your children's school and your neighbours, avoid the costs of a new real estate transaction and get a space designed for your family.

Can we stay in the house during the work?

For a kitchen renovation, yes, with a few temporary arrangements. For an added storey, it is often better to move out during certain phases: demolition, roofing, electrical.

How much does an extension or renovation cost?

The cost depends on the floor area, the materials chosen and the condition of the existing structure. Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.

Do you need a permit to extend your house or add a storey?

Yes. An extension or an added storey requires a permit from the borough in Montreal, or from the municipality on the North Shore and South Shore, and often signed plans. Zoning rules, such as the permitted height and footprint, vary from one area to another: check them before having plans drawn.
