Our process: from the site visit to acceptance of the work

Seven written steps and a single point of contact: you know what is included, who decides and when you pay.

Our process

Seven steps, a written quote that says what is included and what is not, and no extras without your written approval.

Bad surprises on a job site rarely come from the work itself. They come from a poorly defined scope, an exclusion that was never mentioned or an unexpected issue settled without discussion. At Construction AIM, every project follows the same process, whether it is a French drain under a plex, a commercial roof or interior systems as a subcontractor.

  • Seven stepsThe same process for every job, from the visit to acceptance
  • Written quoteInclusions, exclusions, conditions and schedule
  • No extrasWithout your prior written approval

I

The seven steps of a project with Construction AIM

Whether it is a French drain under a plex, a commercial roof or interior systems as a subcontractor.

  1. Site visit and assessmentWe come to you for a visual and technical assessment: condition of the walls, the roof or the structure, site access, constraints related to the occupants. If you have an engineer's report, plans or a call for tenders, we study them before the visit.
  2. Detailed quoteYou receive a free quote that describes the work included, the technical and administrative exclusions, the conditions, the schedule and the payment terms. Its content is detailed further down.
  3. Coordination with your engineerWhen a report or signed and sealed plans are required (structure, shoring, reinforcement, anchors), we work with the client's engineer, a member of the Ordre des ingénieurs du Québec (OIQ). We carry out the engineer's recommendations and report any condition found during the work.
  4. PermitsMunicipal permits are generally obtained by the client or coordinated with the client. We tell you which documents to gather and provide the detailed quote that the borough or municipality often asks for. Permit fees are excluded from our quotes.
  5. Compliant executionThe work is carried out in accordance with the Quebec Construction Code, CNESST rules and municipal by-laws. Site management, protection of the premises and cleanup are part of the job.
  6. Changes and extras approved in writingAny change you request and any extra found along the way are described and priced in writing. Nothing is carried out before your written approval.
  7. Acceptance of the workWe do the final walkthrough with you, correct the items noted and give you the applicable written warranty based on the type of work. For commercial projects, the 10% holdback is released at acceptance.

What a Construction AIM quote contains

A free, detailed quote, prepared after the site visit.

  • The project overview: what we observed and what our assessment is based on.
  • The work included, item by item, with the planned materials and methods.
  • The technical exclusions: for example landscaping, unplanned interior work, conditions not visible during the visit (contaminated, frozen or waterlogged soil, rock, unstable old foundations) or pumping if groundwater is encountered.
  • The administrative exclusions: municipal permits, unforeseen municipal requirements, traffic signage fees.
  • The options, presented separately from the base work so you can choose.
  • The conditions: start date depending on the weather and availability, CCQ and CNESST compliance, a heritage review or a professional's plans that may be required depending on the location, payments staged according to progress.
  • The validity period: of the quote, clearly stated.

No work is carried out before the quote is signed.

Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.

IV

When the job site reveals a surprise

Some conditions only become visible once the job is opened up: a crack behind a covering, rotten wood decking under the roof, rock or waterlogged soil at the bottom of the excavation. These hidden conditions cannot be included in the quote. Here is what we do when they come up.

  1. Secure and documentWe secure the area and document the situation, with photos.
  2. Consult the engineerIf the structure is involved, we consult the engineer.
  3. Present the solutionWe present the solution and its price to you in writing.
  4. Proceed after approvalWe proceed only after your written approval.

Estimated quantities are confirmed by an on-site survey, and any difference is explained to you before it is invoiced.

Frequently asked questions about our process

Is the quote really free?

Yes. The visit and the quote are free and come with no obligation. They let you compare, present the project to a board of directors or prepare a permit application.

Why are permits not included?

Requirements and fees vary from one municipality and borough to another, and the application is usually made by the owner. We help you prepare the file.

What warranty do you offer?

A written warranty based on the type of work. Its length and what it covers are set out in the quote, for example depending on the roofing system chosen.

How do payments work?

Payments are staged according to the progress of the work, on a schedule written into the quote. For commercial projects, a 10% holdback is released at acceptance.

How does acceptance of the work take place?

We do the final walkthrough with you and note in writing any corrections to be made. The Civil Code of Québec (art. 2110) provides that you accept the work when it is completed and ready to be used, with or without reservations. Under article 2111, you may withhold from the payment an amount sufficient to cover the reservations until the corrections are made.

How long are you responsible after the work?

In addition to the written warranty set out in the quote, the Civil Code of Québec sets two responsibilities. For one year, the contractor warrants the work against poor workmanship that existed at acceptance or that is discovered within the following year (art. 2120). For five years, the contractor is liable for the loss of the work resulting from faulty design, construction or production, or from the unfavourable nature of the ground (art. 2118).

What is the legal construction hypothec?

It is a security that the Civil Code of Québec (art. 2726 and following) grants to those who take part in the work: the contractor, the subcontractors and the material suppliers. Those who do not have a contract directly with you must declare their contract to you in writing. The hypothec exists for 30 days after the work ends, and beyond that only if a notice is registered in the land register. Before each payment, ask for a release from the subcontractors and suppliers who declared their contract to you.
