What a turnkey approach saves you

Without a turnkey service, coordinating everything is up to you.

  • Coordinating on your own the architect, the engineer, the contractor and the subcontractors.
  • Handling permits on your own, which are often long and complex.
  • Absorbing the unexpected (delays, cost overruns, poor workmanship) between parties who pass the responsibility back and forth.

Frequently asked questions

What are the benefits of a turnkey project?

A single point of contact, coordination of everyone involved (architects, engineers, trades), a budget set and tracked by the general contractor, timelines planned from the design stage and rigorous quality control.

How is it different from conventional project management?

With a turnkey project, the general contractor is responsible for every stage, through to the final handover. With conventional management, you coordinate the architect, the engineer, the subcontractors and the permits yourself.

Which projects can be done on a turnkey basis?

Residential: renovations, extensions, added storeys, new construction. Commercial: stores, offices, restaurants, clinics, warehouses. Institutional: schools, medical centres, public buildings.

How long does a turnkey project take?

As a guide, 3 to 6 months for a residential renovation, design and permits included, and 8 to 12 months or more for commercial or institutional construction. Timelines are planned from the start and tracked continuously.

Can you stay on the premises during the work?

For a partial renovation, it is often possible to use some rooms. For a major renovation or an added storey, moving out temporarily is recommended. For a business, we plan the work to limit the impact on your operations.

How much does a turnkey project cost?

The cost depends on the nature of the project, the floor area, the materials and the technical complexity. Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.
