I

What concerns you

A leak on the top floor, a poorly anchored rooftop unit, a stained ceiling or an office reconfiguration: in a commercial building, the work has to be done without interrupting operations or exposing employees and visitors.

Business continuity

You cannot close your offices for weeks. The work has to be divided by zones and time slots.

Occupant health and safety

Dust, noise, air quality, older materials that may contain asbestos or lead: your employees must be protected.

The roof and rooftop equipment

A membrane at the end of its life, blocked drains or poorly secured mechanical units cause leaks right above the workstations.

Compliance requirements

Your landlord, your property manager or your insurer ask for proof: licence, certificates, insurance, work methods.

How we work in occupied premises

  1. A communication planWork schedule, notices to employees and tenants, a designated contact person on each side. You know in advance which areas will be affected, and when.
  2. Isolated work areasDust partitions, protection of entrances and elevators, noisy work grouped in the time slots agreed with you.
  3. CNESST complianceWhen we act as principal contractor, we are responsible for health and safety on the job site, including the prevention mechanisms required by the CNESST based on the number of workers. Materials likely to contain asbestos are checked before the work, as the regulations require.
  4. A quote by packageSite management, roofing, mechanical, restoration. Each package is described with its inclusions and exclusions, and you can clearly see what depends on the engineer's plans.
  5. Clear termsPayments based on progress, a 10% holdback released at acceptance, extras approved in writing before they are carried out, and a written warranty based on the type of work.

Frequently asked questions from businesses

Can you work during our business hours?

Yes, for most work. We isolate the work areas and group noisy or dusty operations in the time slots you give us. Scheduling constraints are written into the quote.

What happens if asbestos is found?

Testing is done before stripping. If the presence of asbestos is confirmed, the removal is covered by a written change order and follows the procedures required in Quebec.

TPO or SBS elastomeric membrane: which one should you choose?

TPO is a white single-ply membrane, heat-welded with hot air and installed without a flame. SBS elastomeric is a two-ply bituminous system, known for its toughness in the Quebec climate. The choice depends on the building, the roof structure and your borough's requirements; we can price both options.

What compliance documents do you provide?

RBQ licence, CNESST certificate of compliance, Revenu Québec certificate and liability insurance certificate, attached to the quote or provided before the contract is awarded.

Who is responsible for health and safety during work in our premises?

On a construction site, it is the principal contractor: the Act respecting occupational health and safety designates as such the owner or the person responsible for carrying out all of the work, most often the general contractor. According to the CNESST, the principal contractor sends the notice of opening of a construction site when it is required, at least 10 days before activities begin, and the principal contractor, employers and workers all have a role to play in prevention. Source: CNESST (in French).

How much does this work cost?

Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.

Do you work in institutional buildings?

Yes, for example offices of organizations, health service premises or community spaces. These jobs often require adapted hours, strict dust control and compliance documents provided in advance: CNESST, Revenu Québec, insurance and labour paid at CCQ rates.
