Work for condo syndicates and property managers

Roofs, facades, parking garages and common areas: we carry out the work planned in the maintenance logbook, in occupied buildings, with a written quote your board can compare.

Property managers and condominiums

Clear, comparable quotes, documents ready for the board of directors and work planned in phases, with occupants kept informed.

Construction AIM works on the common areas and envelope of multi-unit buildings: foundations, waterproofing, masonry, roofing, restoration after water infiltration. We work in Montreal, on the North Shore, including Laval, and on the South Shore, and we prepare documents that are easy to present to a board or a general meeting.

I

What concerns you

You manage a rental building or you sit on the board of directors of a condo syndicate. Every expense must be explained, quotes must be comparable and occupants must be disturbed as little as possible.

Comparing quotes that do not look alike

Different scopes, missing exclusions, vague quantities: without a common basis, the lowest price is not always the best choice.

Being accountable

The board of directors and the co-owners want to understand what is proposed, why, and what is excluded.

Planning with the contingency fund

Major work must be prioritized and spread out over time, in line with the syndicate's maintenance logbook and contingency fund.

Keeping occupants informed

Blocked access, noise, dust, parking: without communication, even a well-executed job can still lead to complaints.

II

What the new framework changes for your planning

Bill 16, passed in 2019, and its regulation in force since August 14, 2025 govern the maintenance logbook and the contingency fund study of divided co-ownerships. According to Québec.ca:

  • the maintenance logbook is prepared by a member of a designated professional order (engineers, architects, professional technologists or chartered appraisers);
  • the contingency fund study can also be carried out by a chartered professional accountant, and must be obtained every five years;
  • the professional must not have a direct connection with the condominium or its occupants;
  • syndicates have a transition period to comply.

Construction AIM prepares neither the logbook nor the study: they are the work of independent professionals. Our role is to carry out the work they recommend and give you detailed quotes that help the board plan the phases. For your syndicate's specific obligations, consult Québec.ca or your legal adviser.

Frequently asked questions from property managers and syndicates

Can you prepare our maintenance logbook or our contingency fund study?

No. These documents must be prepared by an independent professional who is a member of one of the designated professional orders. We carry out the recommended work and provide the quotes that help plan it.

When do the maintenance logbook and the contingency fund study become mandatory?

The regulation establishing various rules respecting divided co-ownership has been in force since August 14, 2025. Syndicates of co-owners have until August 14, 2028 to obtain a first contingency fund study and a maintenance logbook, prepared by a professional. The logbook plans the work over several years; we can then carry it out. Source: LégisQuébec (in French).

How much will the work cost?

Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.

How do you compare your quote with other contractors' quotes?

Look first at the scope and the exclusions: permits, landscaping, hidden conditions, debris disposal. Two prices can only be compared if the work included is the same.

Can you work while the building is occupied?

Yes, it is the most common situation. We plan access, protect the common areas and limit noisy work to the time slots agreed with you.

What happens if the work reveals a hidden problem?

We document it, present a priced solution to you in writing and wait for approval from the property manager or the board before carrying it out.
