Heritage building renovation in Montreal

Torch-free roofing, envelope work and testing of older materials, with shoring before any demolition, in keeping with the building’s heritage status.

Heritage buildings

Torch-free methods, roof structure shoring and testing of older materials, in coordination with the engineer and the authorities concerned.

Construction AIM, a general contractor based in Anjou, carries out roof replacements, structural work and restoration in heritage buildings, often occupied and located in dense urban areas, based on the structural engineer's report and in coordination with the architect and the owner.

I

What concerns you

An old building with a wood structure is not renovated like a recent one. The structure has aged, the original materials may contain asbestos or lead, and each step may require an authorization depending on the building's heritage status.

The risk of fire

Redoing a roof with a torch over an old wood structure is risky. The installation method matters as much as the membrane.

A weakened structure

Joists, beams and roof decking have sometimes suffered years of leaks. The structure must be supported before stripping.

Older materials

Asbestos, lead paint, mold: these materials must be located before the work, to protect workers and occupants.

Heritage status

Depending on the building's status, an authorization from the Ministère de la Culture or the municipality may be required in addition to the borough permit.

II

Who authorizes what?

Depending on the building's status, several authorities may be involved.

  • Classified building, classified or declared heritage site, protection area: the Cultural Heritage Act requires an authorization from the Minister of Culture and Communications for certain work. For a classified building, this covers in particular altering, restoring, repairing or modifying it.
  • Building or site cited by the municipality: control measures fall under the municipality that cited it.
  • Building of heritage interest or located in an area of heritage value in Montreal: depending on the borough, the project may be subject to a site planning and architectural integration program (PIIA), reviewed by the planning advisory committee and then approved by the borough council.

The City of Montreal recommends checking with your borough's permit counter whether your building is a heritage building and whether an authorization is required in addition to the permit. These steps are generally taken by the owner and their professionals; we provide the description of the methods and materials, and we respect the conditions of the authorization on site.

  • Torch-free roofing: tear-off of the old roof, tapered rigid insulation, TPO membrane heat-welded with hot air or SBS elastomeric installed with a torch-free method (self-adhered or hot air), new flashing and drains. A light assembly, compatible with an old roof structure.
  • Shoring and wood structure: temporary shoring according to the engineer's signed and sealed plan, replacement of damaged roof decking (the boards that carry the roof), reinforcement of joists and beams according to the engineer's plans.
  • Masonry and envelope: parapets, joints, lintels, flashing and counter-flashing.
  • Testing and decontamination: asbestos and lead sampling before stripping, mold decontamination under the IICRC S520 standard, air quality testing before ceilings are closed up.

How we work

  1. Report review and visitWe start from the engineer's report and an on-site survey, and we point out what will have to be confirmed during the work.
  2. Testing before any strippingThe CNESST requires checking for asbestos before work likely to release dust. We plan the sampling and lab analyses; any removal is covered by a written change order.
  3. Shoring before demolitionThe structure is supported according to the engineer's plan before the roof or ceilings are opened.
  4. Targeted demolitionWe open only where necessary, to preserve the finishes and original elements.
  5. Extras approved in writingAdditional decking, unplanned reinforcement or contaminated material found along the way are priced and approved in writing before they are carried out.

Frequently asked questions about heritage buildings

Do you need an authorization to redo the roof of a heritage building?

It depends on its status and the borough. A permit is generally required to replace a roof covering in Montreal, and an authorization from the Ministère or the municipality may be added. Check with your borough's permit counter.

Why insist on torch-free installation?

Because an old, dry wood structure catches fire easily. Membranes heat-welded with hot air or self-adhered membranes eliminate the open flame from the roof.

Do you work with our engineer and our architect?

Yes. We carry out the work according to their signed and sealed plans, and we notify them of any condition found during the job. Structural reinforcement is priced once we receive their plans.

How much does this work cost?

Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.

How do I know if my building has heritage status?

Check the Répertoire du patrimoine culturel du Québec, kept by the Ministère de la Culture et des Communications: it shows whether a building is classified, cited or located in a heritage site. Your borough or municipality can also tell you whether the building is in an area of heritage value, which changes the permit rules.

What happens if the building contains asbestos?

CNESST rules require locating asbestos in sprayed-on materials in buildings constructed before February 15, 1990 and in heat insulation in those constructed before May 20, 1999, and checking materials before work that could release it. We do this testing before any stripping, then apply the protective measures required for the level of risk.
