Renovation for owners of houses, duplexes and triplexes in Montreal

Foundations, French drains, roofs, balconies and renovations: for owners of houses and plexes, a single contractor who coordinates the work and gives you a written quote.

Owners of houses and plexes

Water infiltration, cracked foundations, an extension or a renovation: we assess on site, we put in writing what is included and excluded, and nothing changes without your written approval.

Construction AIM is a general contractor based in Anjou. We work in Montreal, on the North Shore, including Laval, and on the South Shore, in houses as well as duplexes, triplexes and other plexes, often while the units stay occupied. Every project starts with a site visit and, when the situation calls for it, relies on the structural engineer's report or plans.

What concerns you

A damp basement, a widening crack or an extension project quickly raise the same questions: what is the cause, what work is needed and how do you avoid bad surprises?

Basement water infiltration

Signs of moisture, efflorescence (a whitish deposit on the concrete), a musty smell or water at the base of the walls: the French drain may be clogged or missing, or the foundation is no longer watertight.

Cracks and foundations

A crack that lets water in, a sunken column or a sloping floor is worrying, and rightly so. Before repairing, the cause has to be found.

Permits and documents

Extensions, added storeys, structural work: requirements vary by borough or municipality, and the documents requested are not always obvious.

Budget and the unexpected

You want to know exactly what the quote covers and how unexpected issues will be handled, for example a crack found after excavation.

Our services for homeowners

Each service has its own detailed page: click its name to learn more.

  • Foundation waterproofing and French drain: excavation of the perimeter, a new French drain at footing level, a drainage membrane mechanically fastened to the wall (Delta-MS type), a sump basin or dry well (a reservoir that collects the drain water), cleanouts and compacted free-draining backfill sloped to carry water away from the building.
  • Backwater valve: this valve keeps sewage from backing up into the basement. In Montreal, municipal By-law 11-010 requires it on basement plumbing fixtures; the rules vary elsewhere.
  • Foundation and crack repair: cracks repaired by epoxy injection or with mortar depending on their nature, lime resurfacing, replacement of a load-bearing column and its footing, a load-bearing wall or a stairwell wall, with shoring (temporary support of the structure during the work).
  • Extensions and renovations: extensions, added storeys, basements, kitchens, bathrooms.
  • Masonry and roofing: brick veneer, joints, lintels, roofing.
  • Restoration after water damage: removal of affected materials, sanitizing, drywall and paint.

How we work with you

  1. On-site visit and assessmentWe examine the walls, the lot, the slopes and the basement, and we read the engineer's report if you have one.
  2. A free, detailed quoteWork included, technical exclusions (landscaping, unplanned interior work, hidden conditions) and administrative exclusions (municipal permits, traffic signage fees), conditions and schedule. No work starts before you sign.
  3. Help with permitsWe tell you which documents to gather and we coordinate with your engineer or architect. For an extension in Montreal, for example, the borough requires structural plans prepared by an engineer and a detailed quote for the work, among other things. The application is generally made by you or with you; permit fees are not included in our quotes.
  4. Extras approved in writingIf a hidden condition appears (an additional crack, waterlogged soil, rock), we explain it and price it. Nothing is carried out without your written approval.
  5. Staged paymentsPayments follow the progress of the work and are set out in the quote. A written warranty is provided based on the type of work.

Frequently asked questions from homeowners

How much does French drain or foundation work cost?

Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.

Do you need an engineer to repair a foundation?

Not always for a non-structural crack. To replace a column or a load-bearing wall, underpin a foundation or build an extension, a report or plans signed and sealed by an engineer who is a member of the Ordre des ingénieurs du Québec (OIQ) are generally required. We then carry out the work according to the engineer's recommendations.

Do I have to leave the house during the work?

For exterior waterproofing, occupants generally stay at home, since most of the work is done around the building. Structural work in the basement or an extension may require freeing up some rooms during certain phases. We discuss it at the first visit.

Can my downspouts drain near the foundation?

No. In Montreal, By-law 20-030 requires downspouts to discharge onto a permeable surface, at least 1.5 m from the foundation. A downspout that empties at the base of the wall, or that is connected to the drain, adds water around the basement and overloads the drainage. Source: City of Montreal.

What happens if a problem appears during excavation?

Conditions that cannot be seen during the visit (contaminated, frozen or waterlogged soil, rock, unstable old foundations) are not included. If one of them comes up, we present the solution and its cost to you in writing, and we wait for your approval before continuing.

Can you work in an occupied duplex or triplex?

Yes. We plan the work with you and your tenants: notices given in advance, closed and protected work areas, access to the units maintained. In Quebec, the owner must notify tenants before major work in their unit; we help you prepare the schedule for that notice.
