Decontamination and water damage restoration in Montreal

After a leak, water damage or the discovery of mold or asbestos: a contained area, negative pressure, decontamination and rebuilding of the affected parts, under a written quote.

Decontamination & water damage

Asbestos and lead testing, mold decontamination, air quality testing and rebuilding of finishes: we restore the premises safely, including in occupied buildings.

After water infiltration, or before demolishing in an older building, you need to know what the materials contain and what condition they are in. Mold, asbestos and lead are not handled like ordinary debris: they require precautions to protect workers and occupants.

Our restoration services

Construction AIM manages this work from testing to finishes, under CNESST rules. Decontamination only lasts if the water source is fixed: we can combine it with roof replacement or foundation waterproofing.

Asbestos and lead testing before demolition

In Quebec, CNESST regulations presume that asbestos is present in sprayed-on materials in buildings constructed before February 15, 1990 and in heat insulation in those constructed before May 20, 1999. Locating, sampling and analyses by an accredited lab; removal by change order if its presence is confirmed.

  • Before 1990
  • Accredited lab
  • Change order

Mold decontamination

Following the ANSI/IICRC S520 standard and CNESST rules: a contained area, negative pressure so spores do not migrate, removal of affected materials and surface cleaning with HEPA vacuuming.

  • Negative pressure

Air quality testing

Before closing up ceilings and walls, a round of air quality and mold tests confirms that the decontamination achieved its goal and that the areas can be rebuilt.

Rebuilding finishes

Once the areas are decontaminated and cleared: new drywall, taping, primer, paint and blending with existing surfaces. The work stays limited to the opened areas.

II

When should you act?

Three situations that call for testing or decontamination before any other work.

  • Before demolishing

    Building constructed before 1990

Before any stripping, asbestos and lead must be tested for. The year of construction gives a clue; only a lab analysis confirms it.

  • After a leak

Stains, a musty smell, warped drywall

A recent or repeated leak leaves wet materials behind the finishes. They have to be opened, decontaminated and the water source fixed.

  • Occupied building

    Occupants affected

Odours, symptoms reported by occupants or visible mold in common areas: work under containment, with a communication plan and close coordination with the property manager.

Why choose Construction AIM

Treat the cause, protect people, document every step.

  • The cause, not just the symptom: we can fix the water source, roof or foundation, in the same project as the decontamination.
  • Clear steps: testing included in the quote; any removal presented as a change order, before any work is done.
  • Worker and occupant safety: containment, HEPA filtration, CNESST rules and the IICRC S520 standard.
  • Finishes redone properly: drywall, taping and paint limited to the opened areas.

Rules that apply

Asbestos
CNESST regulations (sprayed-on materials before 1990, heat insulation before 1999)
Lead
Health Canada: paint likely before 1960
Mold
ANSI/IICRC S520 standard
Filtration
HEPA, negative pressure
Labour
CCQ wage rates

Asbestos or lead removal, if required, is covered by a change order approved in writing and follows the safe management procedure required in Quebec.

Words you will hear on site

Decontamination and water damage restoration terms, explained before the work begins.

Disaster restoration
Work that follows water damage, a sewer backup or a fire: drying, decontamination, then rebuilding.
Mold remediation
Removal of mold-affected materials and cleaning of surfaces, using methods such as those of the IICRC S520 standard.
Asbestos abatement
Removal of materials that contain asbestos, with containment and worker protection, under CNESST rules.
Vermiculite
A granular insulation found in some older attics and walls, which may contain asbestos. It must be tested before it is disturbed.

Frequently asked questions

How do I know if my building contains asbestos?

The year of construction gives a first clue. The CNESST requires buildings constructed before February 15, 1990 to be inspected to locate sprayed-on materials, and those constructed before May 20, 1999 to locate heat insulation (lagging). Other materials likely to contain it, such as plaster, stucco, vinyl tiles, shingles or vermiculite, are presumed to contain it until a lab analysis shows otherwise.

What happens if asbestos is found?

We present you with a change order for the removal, following the safe management procedure required in Quebec. Work in the affected area resumes once the removal is complete.

Why contain the area and put it under negative pressure?

Containment isolates the work area. Negative pressure draws air into that area and filters it, which keeps dust and spores from spreading to the rest of the building.

Can people stay in the building during the work?

Often, yes. Depending on the scope of the work, we partition the areas, protect the entrances and plan the phases with the property manager and the occupants.

Do you need to notify the CNESST before removing asbestos?

Yes. For asbestos removal or demolition work on a construction site, the employer must send the CNESST a notice of opening of a construction site that specifies the methods used and provides proof of the workers' training program. A register for the safe management of asbestos must also be kept and given to the people who plan or carry out the work. Source: CNESST.

How much does this work cost?

Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.

What should you do right after water damage?

Shut off the water source and the electricity in the affected area if it is safe, take photos and notify your insurer. Then have it dried quickly: mold can start growing on wet materials within 24 to 48 hours. Before demolishing, have older materials checked for asbestos.
