Project types
From the basement of a plex to the roof of a commercial building, here are the situations we come across most often and how we handle them.
The projects below are typical examples. They describe common situations and how we handle them; they are not case studies, and none corresponds to a particular client or address. Every job is different: the actual scope is always defined after a site visit, in a written quote.
I
For each type of project: the usual challenge, our approach and the typical work.
The challenge: a damp basement, a clogged original drain and little space between buildings, often with occupied units.
Our approach: excavation of the perimeter while protecting the entrances, work planned around the weather, displaced elements put back in place.
The challenge: leaks above occupied premises, poorly anchored mechanical units and difficult lifting in an urban setting.
Our approach: work in packages, a crane for lifting, a communication plan with the occupants, protection of the affected floors.
The challenge: large areas, the general contractor's schedule and work added during the contract.
Our approach: review of the plans and specifications, a separate offer for out-of-contract work, quantities the architect can verify, coordination with the superintendent.
The challenge: a sunken column, an undersized footing or a damaged stairwell wall, under occupied units.
Our approach: work done according to the structural engineer's report, with a temporary wall to support the structure during the work.
The challenge: decisions that need board approval, a contingency fund to respect and occupants to inform.
Our approach: a quote that is easy to compare, phased planning, notices to occupants prepared with the property manager.
The challenge: mold behind the drywall, air quality to restore and occupants waiting to get their premises back.
Our approach: asbestos and lead testing before opening up, decontamination under the IICRC S520 standard (containment, negative pressure, HEPA vacuuming), air quality testing before closing up, fixing the water source.
The challenge: a fixed opening date, several trades to coordinate and a permit to obtain.
Our approach: a schedule set from the quote stage, coordination with the architect and the engineers, help with the permit.

We carry out these projects in Montreal, on the North Shore, including Laval, and on the South Shore, from our office in Anjou.

We never publish a client's name or address without written consent. The examples above describe how we work without identifying anyone.
Probably. These examples show our most common mandates. Describe your project and we will tell you, after the visit, whether it fits our services.
Our prices are based on the current wage rates of the Commission de la construction du Québec (CCQ), set by the collective agreements for the sector concerned (residential, institutional and commercial, industrial), plus the materials and equipment specific to each job. Every quote is free, detailed and prepared after a site visit.
Visit, detailed quote, coordination with the engineer if needed, permits, compliant execution, extras approved in writing and acceptance of the work. The steps are detailed on the Our process page.
In most cases, yes. In Montreal, the permit is applied for at the borough, and requirements vary from one borough to another. On the North Shore and the South Shore, the municipality issues it. We help you prepare the file, and the quote shows which work requires a permit.
Yes. In a plex, a condo or a commercial building, we plan the work with the occupants: closed-off work zones, dust control and schedules announced in advance. Our guide on work in occupied buildings details these measures.

Three guides related to the projects we are most often asked to do.
Dust, noise and air quality when occupants stay on site.

Describe it in the form: we will call you back to set up a visit and give you a written quote.

Describe your project in a few minutes. We schedule a site visit, then give you a written quote that spells out the work included, the exclusions, the conditions and the schedule.
